WELL Performance Verification Readiness Testing — Sydney
Achieving WELL Certification or a WELL Performance Rating hinges on one moment: the day an approved WELL Performance Testing Agent walks through your building with calibrated instruments and checks whether it actually performs the way your documentation says it will. Fail on the day, and you’re paying for a retest — and losing weeks.
Enviro Corp helps building owners, facilities managers and sustainability leads across Sydney prepare for that day with independent, calibrated
pre-testing against the same air, light, sound, thermal comfort and water thresholds used in official WELL Performance Verification — so problems get caught and fixed before the official test, not during it.
Call 1300 980 612 for an obligation-free scoping conversation.
Enviro Corp provides independent WELL readiness testing and ongoing monitoring support. Official WELL Performance Verification for certification purposes must be conducted by a Performance Testing Agent employed by an IWBI-approved Performance Testing Provider — we help you pass that test the first time.
There is a published crosswalk between WELL and NABERS Indoor Environment Rating. We also provide NABERS Indoor Environment Rating Support
What Is WELL Performance Verification?
WELL Performance Verification is the on-site testing process administered by the International WELL Building Institute (IWBI) through Green Business Certification Inc. (GBCI) to confirm that a building meets the measured performance thresholds of the WELL Building Standard — rather than relying on design intent or documentation alone.
Unlike design-focused rating systems, WELL is verified in the occupied space. A Performance Testing Agent, employed by an approved Performance Testing Provider, uses calibrated instruments to test air quality, water quality, lighting, acoustics and thermal comfort at multiple points throughout the building. Results are compared directly against WELL’s published thresholds. Only testing conducted by an IWBI approved agent counts toward certification — internal or informal testing cannot be submitted.
Initial WELL Certification is valid for three years, with annual reporting required and full recertification testing at the end of each cycle. Projects can pursue full WELL Certification, or the lighter-weight WELL Performance Rating, which benchmarks a building against measured performance alone without the full documentation and policy requirements of certification.
Why Pre-Testing Matters
Official WELL Performance Verification is not free, and it’s not fast to reschedule. If your building fails on test day — commonly on ventilation-related CO2 or particulate readings, or acoustic reverberation in open-plan spaces — you’re paying full retesting fees and pushing your certification timeline back by weeks or months.
Pre-testing exists precisely to catch these issues early, while there’s still time to adjust HVAC settings, address a source of particulate or VOC contamination, or reconfigure a space before the official agent arrives. It’s a standard part of how experienced WELL project teams de-risk certification, and it’s the core of what Enviro Corp offers

Our WELL Readiness Testing Service
Pre-testing against WELL thresholds — Independent testing of air quality (PM2.5, PM10, CO, TVOCs, formaldehyde, CO2), and where scoped, light, sound and thermal comfort conditions, benchmarked against the exact thresholds your Performance Testing Agent will apply.
Gap identification & remediation advice — A clear report flagging any parameter at risk of failing verification, with practical recommendations — HVAC adjustment, source removal, scheduling changes — before you book the official test.
Scorecard & documentation support — Working alongside your WELL AP (Accredited Professional) to help ensure the features you’re pursuing are supported by defensible on-site data.
Ongoing / annual monitoring support — WELL Certification requires annual reporting and periodic re-verification of air quality parameters to maintain your rating between three-year recertification cycles. Enviro Corp can manage this ongoing testing so compliance doesn’t lapse unnoticed
Our Process
1. Scoping call — We review your WELL scorecard, project version, and which features and optimisation points you’re pursuing.
2. Pre-test walkthrough — calibrated equipment measures conditions at representative points throughout the building, mirroring the sampling approach used in official verification.
3. Benchmark report — Results are compared directly against the relevant WELL v2 thresholds, with pass/risk/fail flags for each parameter tested.
4. Remediation support — Where a risk is identified, we provide practical, prioritised recommendations so it’s resolved before your official Performance Verification date.
5. Retest confirmation (if needed) — A follow-up check on any remediated area, so you go into official testing with confidence, not guesswork
Frequently asked questions:
WELL Certification requires both documentation review (policies, design intent) and on-site performance verification, and results in a Bronze, Silver, Gold or Platinum rating. The WELL Performance Rating benchmarks a building on measured performance alone, without the design and policy documentation requirements — a faster pathway focused purely on how the building actually performs
Only a WELL Performance Testing Agent employed by an IWBI-approved Performance Testing Provider. Testing by anyone outside this program cannot be submitted toward certification — which is why independent pre-testing is a preparation step, not a substitute for the official verification visit.
The specific feature is marked as not achieved, and the project can retest — at additional cost — once the issue is resolved. This is precisely the scenario pre-testing is designed to avoid
Certification is valid for three years. Annual reporting is required throughout, including periodic re-verification of air quality parameters, with full recertification testing at the end of each three-year cycle
For some Air features, yes — WELL v2 allows continuous monitoring data as an alternative verification pathway to a point-in-time performance test, provided the monitors meet IWBI’s accuracy and reporting requirements. Which pathway suits your project depends on the specific feature and your building’s operational setup
Enviro Corp provides independent readiness testing, gap analysis and ongoing monitoring support to help your building pass official verification. The formal on-site Performance Verification for certification must be conducted by an IWBI-approved Performance Testing Provider, which we help you prepare for and work alongside
